Landlord Support While recent changes in property rental legislation are aimed at improving conditions for tenants, they have placed an increased responsibility on landlords. Preston Hill Estates offers landlords the advantage of our extensive knowledge in this field. From the initial instruction to the successful tenant occupation, we will guide you through your obligations to ensure all requirements are met.

We are governed and regulated by The Property Ombudsman (TPO), previously known as the Ombudsman for Estate Agents, which is a UK government-approved organization providing alternative dispute resolution services. We offer free, impartial, and independent services to consumers and property agents. At Preston Hill Estates, we prioritize ensuring that our clients have confidence in our approach and expertise when dealing with these matters. Additionally, we are proud members of the National Federation of Property Professionals, the Client Money Protection Scheme (Safe Agent) and Property Redress Scheme (PRS)

LANDLORD FEES (PER PROPERTY) – Commission Based

• Let only service 5% plus VAT (eg. on a 12-month tenancy with a rent of £1,000 = £600 plus VAT @ 20% £120 Total fee £720)

• Full management 8% plus VAT (eg. on a 12-month tenancy with a rent of £1,000 = £960 plus VAT @ 20% £192 Total fee £1,152)

 

Credit check & Deposit Protection £50 Per Property, when new tenant moves in Inventory in / Inventory out:

Studio £100

1 Bedroom property £130

2 Bedroom property £150

3 Bedroom property £180

4 Bedroom property £200

5 Bedroom property £225

 

Gas certificate & EPC charge Each cost £80 including VAT. Electrical Certificate £150.00, Validity 5 Years.

 

TENANCY FEES There are no fees to Tenants for reference checks and Inventories. However, there is a fee charged to a Tenant to add or amend a name to a tenancy agreement. The cost is capped at £25 (incl of VAT) per change, when requested by the tenant.
